Contracts in Poolesville and the Ag Reserve are up over 18% over the last six months compared to the same period last year. Compared to other areas in Montgomery County, overall transaction volume is really low — there simply aren’t many homes out here in the country. With so few sales, easy conclusions can’t be made from this comparison:

Poolesville and Ag Reserve Market Update

Although Poolesville and the Ag Reserve covers a huge geographic area, there’s more horses than houses in this part of Montgomery County. The stats below don’t make a lot of sense with the huge spike in inventory for homes priced $600,000 to $700,000 (I’ve seen most of these, and I wasn’t impressed with the quality of available homes in this segment.) The primary point to note is that overall transaction volume is very low here which skews the stats.

These stats show inventory in late June 2009 and the number of contracts for the previous six months.

With the easement acquisition of the Sunny Ridge Farm in January, Montgomery County reached its goal of preserving 70,000 acres of farmland through protective easements. Now, we have the largest percentage of preserved agricultural land in the United States.

This Ag Reserve is a real jewel in Montgomery County. The area is laced with country roads perfect for riding bikes, visiting orchards and equestrian activities.
