North Potomac
Created in the late 1980s as a separate postal area, North Potomac is generally considered to be the area south and west of Route 28 outside the City of Gaithersburg. Potomac and Rockville border North Potomac to the south and east. Darnestown borders North Potomac to the west along Jones Lane. For the purposes of this site, homes for the entire 20878 zip code are included for North Potomac.

North Potomac Pricing Trends

North Potomac Market Update

In an article from May, I was seeing a ton of demand for homes in North Potomac priced around $600,000. The chart below confirms this trend with less than two months’ inventory for homes priced from $600,000 to $800,000. Two factors are driving sales here: 1. motivated move-up buyers and 2. low available inventory. Two of our listings in North Potomac in this price range have attracted heavy showings and multiple offers. Buyers with low offers are losing out with such strong competition. They’ll insist that the market is so bad that any seller should jump on an offer 10% below asking price. This might be the case in other parts of the county, but not here in this price range.
As price creeps over $800,000, the demand gets softer. A buyer can get an FHA loan with only 3.5% down for mortgages under $730,000. Over that amount, buyers need more cash — 15 to 20%. The higher the loan amount, the higher the down payment percentage. Move-up buyers in the area can be challenged to come up with the extra cash especially if they have most of their cash locked-up in the equity of their current home. The stats for North Potomac vividly demonstrate this breaking point for financing a home much beyond the mid $700,000s.

You bargain hunters are driving me crazy!

At least once a week I have the following conversation with a buyer:
Buyer - I’m really interested in foreclosures so I can get a great price.
Me - OK, foreclosures have pushed prices lower in several segments of our market. What else are you looking for?
Buyer - I would like a single family home in Potomac, Rockville or North Potomac under $1M in a good school district.
Me - Now we have a problem.
Don’t get me wrong, no one loves a bargain better than me. When buying a home, however, having “get a bargain” as the #1 purchase criteria is a recipe for disappointment. Why? Primarily, the inventory of distress sales is very low — and getting lower. This removes 80% of the available market for consideration.
But getting a bargain isn’t the primary criteria, is it? You also want a home that meets your needs and is located in your desired area and goes to your preferred school district. Filter the inventory of distress sales with this critieria and there’s nothing left.
Take a different approach. Even if distress sales are unavailable for homes that meet your needs, you can still find good values. Step #1 – Focus on the homes that meet your needs first. Step #2 – Find the best values within this subset of homes. Some distress sales may now be worth a look, but don’t overlook regular resales. For my buyers, I’ve negotiated the very best values with sellers who are motivated and have a lot of home equity.
Don’t be disappointed. First – find homes that meet your needs. Next – narrow in on the bargains.

Snapshot of million dollar homes in Montgomery County

Amidst declining home values in Montgomery County, we still have a healthy market for homes in the upper brackets. In 2008, 770 homes priced $950,000 or more sold for a total of $1.1 billion (with a ‘B’). For all price ranges, about 8,500 homes sold for a total of $4.27 billion. So even though 770 homes represents only about 9% of the number of homes sold, this was over 25% of the total sales volume for the year.
Over 80% of all homes in this price range sold in Bethesda, Potomac and Chevy Chase. Of these areas, Chevy Chase has the lowest inventory with about 6.8 months available. Bethesda has 7.8 months and Potomac has 9.7 months worth of inventory. It’s a bit trite but true: in real estate, it’s all about ‘location, location, location’. In our market, the closer to metropolitan D.C., the more expensive the home.
Looking across the County, the area with the lowest inventory in this price range is (surprisingly) North Potomac. Granted, the market in North Potomac is very different that that of ‘the big three’. In 2008 the average sales price for Bethesda, Potomac and Chevy Chase in this price range was $1.4M, $1.6M and $1.5M respectively over a much larger number of sales. The average sales price in North Potomac was about $1,140,000 over just 29 sales.
